美国广播公司新闻频道及其直属电视台对 ATTOM 数据开展的分析显示，2026 年前六个月，全美房屋止赎申请数量较去年同期上涨 21%;对比 2024 年同期数据，涨幅达到 28%。
分析还显示，自 2020 年多项疫情相关保障政策出台至 2025 年期间，房屋止赎申请数量增长 71%。
数据分析发现，新冠疫情爆发以来，佛罗里达州各邮政编码区域年均房屋止赎申请均值居全美首位，紧随其后的是新泽西州、特拉华州、内华达州、南卡罗来纳州、伊利诺伊州、加利福尼亚州、马里兰州、俄亥俄州与亚利桑那州。
纽约法律服务机构经济正义诉讼主管雅各布・因瓦尔德表示：“一旦家庭遭遇经济压力，人们就不得不做出取舍。眼下该偿还哪笔账单?又该暂缓支付哪一笔?”
任何人都可能遭遇此事
亚利桑那州居民艾米丽・阿纳接受美国广播公司新闻采访时表示，这类经济压力甚至会让人失去自有住房。阿纳是一名空乘，也是三个孩子的母亲。2022 年初，她和丈夫在凤凰城郊区钱德勒购置了一套住宅。
“我们一眼就爱上了这套房子。” 阿纳说，“后院十分宽敞，还有一棵枝繁叶茂的大树，树荫浓郁。要知道在当地，能拥有树荫十分难得。”
“我们原本打算一直住在这里，这里本该是我们长久的家。” 她说道。
但阿纳称，丈夫去年失业后，他们很快意识到，自己可能无力继续留在这套梦想住宅中。
“丈夫有工作的时候，我们完全负担得起房贷。可他失业之后，高额的月供压得我们喘不过气，根本无力偿还。我们想尽了一切能想到的办法。” 阿纳说。
阿纳表示，一家人最终在 2025 年 9 月因无力还贷，房屋遭到止赎。他们搬到了一英里外的出租屋内。
“倘若没有存款，也没有其他收入维持生活，这样的遭遇完全有可能落到你的头上。任何人都可能遇上。” 阿纳说道。
沦为不良贷款的目标群体
尽管当前房屋止赎总量仍远低于 15 年前楼市危机顶峰时期的水平，但专家指出，房贷利率与房产税走高、保险费用上涨，再加上疫情相关保障政策到期，多重因素共同推动近期止赎案例增多。
休斯顿东北部利伯蒂县乡村区域，邮政编码 77327 所在片区，在近六年里房屋止赎数量位居全美第一，共计 8189 起。
美国广播公司新闻频道的分析显示，少数族裔房主受到的冲击尤为严重。数据表明，非白人人口占多数的邮政编码区域，年均房屋止赎数量均值是全美平均水平的三倍以上。
因瓦尔德表示：“这场危机对少数族裔社区和老年群体的冲击尤为突出，究其根源，这些群体当初就是不良贷款的重点目标。”
因瓦尔德所在机构为纽约面临房屋止赎的民众提供援助，他表示，至今仍有人深陷 2007 至 2010 年那场止赎危机带来的影响。
“某种意义上，那场止赎危机并未落幕。” 因瓦尔德说，“我们接待的许多客户多年来一直处于房屋止赎状态或是面临止赎风险。不少提交至法院的案件此前就提起过诉讼，最终未能成功。”
相关维权人士提醒，担心面临房屋止赎的房主应当尽快寻求住房咨询师的帮助，同时务必确认咨询对象具备正规资质。因瓦尔德建议，需要援助的房主可以联系州总检察长办公室，获取正规求助渠道指引。
阿纳希望其他家庭不再重蹈覆辙，她在社交媒体上公开发声，讲述自己、丈夫和孩子们经历房屋止赎的全过程。
“那段日子十分难熬，总觉得自己一事无成，仿佛所有事情都搞砸了。把这段经历分享出来对我有所帮助，也想告诉大家，产生这样的情绪是正常的。” 阿纳说。
Foreclosures on the rise nationwide, data shows
With home prices around the United States nearing record highs, a new data analysis shows thatforeclosure filingsnationwide have spiked as well.
Nationwide, foreclosure filings spiked 21% in the first six months of 2026 compared to the same time last year, according to an analysis of ATTOM data by ABC News and ABC Owned Television Stations. Compared to this time in 2024, they are up 28%, according to the data.
The analysis also shows that foreclosure filings increased by 71% between 2020, when many pandemic-era protections were initiated, and 2025.
The data analysis found that Florida had the highest average number of yearly foreclosure filings per ZIP code in the time since the COVID-19 pandemic, followed by New Jersey, Delaware, Nevada, South Carolina, Illinois, California, Maryland, Ohio and Arizona.
"If there are economic stresses on a household, people have to make decisions," said Jacob Inwald, director of litigation for economic justice at Legal Services NYC. "What bill am I going to pay now? What bill am I going to put off?"
'It can happen to anybody'
Those economic stresses can even threaten homeownership, Arizona resident Emily Arner told ABC News.Arner, a flight attendant and mother of three, bought a house in the Phoenix suburb of Chandler with her husband in early 2022.
"We just immediately fell in love with it," Arner said. "It had a great backyard. It had a big giant tree with a lot of shade in the backyard, which obviously here, shade is very hard to come by."
"We had no plans to ever leave," she said. "That was going to be our home."
But when her husband lost his job last year, Arner said they soon realized that their ability to remain in their dream home was in jeopardy.
"My husband's job was great, and we could afford it, but once he lost his job, it was this huge mortgage payment and we had no way to cover it, no way to pay for it, so we tried everything that we could possibly think of," said Arner.
The family ultimately lost their home in September 2025 to foreclosure, Arner said. They ended up moving to a rental unit a mile away.
"If you don't have savings or a way to cover yourself, it absolutely can happen to you," Arner said. "It can happen to anybody."
'Targeted for bad loans'
While the number of foreclosures is still well below the amount the country experienced during thepeak of the housing crisismore than 15 years ago, experts point to higher mortgage rates and property taxes, the rising cost of insurance, and the end of pandemic-era protections as factors that have led to the recent increase.
Texas residents in the ZIP code 77327, located in rural Liberty County northeast of Houston, had the nation's highest number of foreclosures in a recent six-year period, with 8,189.
ABC News' analysis found that homeowners of color have been disproportionately affected. The average number of annual foreclosures in majority non-white ZIP codes has been more than three times the national average, according to the data.
"We are talking about a crisis that disproportionately impacts communities of color and the elderly because those are the communities that were targeted for bad loans in the first place," Inwald said.
Inwald, whose organization serves people facing foreclosure in New York City, said that there are still people impacted by the foreclosure crisis that peaked between 2007 and 2010.
"In some respects, that same foreclosure crisis is still going on," Inwald said. "Many of the clients that we see have been in foreclosure or at risk of foreclosure for years. Many of the cases that are getting brought in court were brought before and did not succeed."
Advocates say that homeowners who fear that foreclosure could be on the horizon should seek help from a housing counselor as soon as possible -- but should make sure that the adviser who they consult with is reputable. Inwald said that homeowners in need of assistance should contact their state's attorney general's office to be pointed in the right direction.
Arner, hoping to prevent other families from losing their home, has been vocal on social media about what she, her husband and their children experienced during the foreclosure process.
"It just was a tough situation to feel like such a failure, and to feel like we had just done everything wrong, and it helped me to be able to share that, and to say it's OK to feel this way," Arner said.
